MOVE-IN AND HANDOVER TASKS · BULLSMOOR

A Clear Handyman Handover for Bullsmoor Properties

Bullsmoor includes residential streets and a purpose-built local parade with homes above commercial space. A move-in, tenancy change or room reset works best when every small defect is assigned to the right owner before tools and replacement parts arrive.

  • Inventory photographs labelled by room and fixture
  • Tenant and landlord items listed separately
  • Meter, panel and appliance access left visible
  • Keys, spares and manuals handed to a named person

BUILD A FIXTURE INVENTORY

Name the object, condition and decision separately

A tick beside “kitchen” is too vague for a fair handover. Photograph the complete fixture, give it a short identifier and state what decision is required: repair, owner approval, product replacement or observation.

01

Kitchen plinth K1

Show the full run, both ends and its fixing method. Record whether it is loose, cut short, swollen or intentionally removable for appliance access; those conditions lead to different actions.

02

Basin tap B1

Identify movement at the body, handle or pipe connection without dismantling it. Note who owns the fitting and keep the cabinet below empty for an authorised inspection.

03

Hall hook H1

Give its height, load and wall position. A missing hook is not automatically permission to reuse an unknown hole or add a fixing to a shared wall.

04

Bedroom blind BR1

Record the complete opening and existing brackets. Confirm whether the product belongs to the property and whether replacement fabric or only ordinary hardware is proposed.

05

Access panel A1

Photograph the closed face and release method. The handover should say which service it reaches and where its key, driver or magnetic catch is stored.

PHOTOGRAPH BEFORE THE CUPBOARD IS REFILLED

A clean closing image settles the handover condition

After an authorised tap or cabinet task, photograph the dry, empty base and the accessible connections before household products return. The image does not replace a test, but it records what could be seen at completion and which parts remained outside the handyman scope.

Add the fixture identifier to the file name or note. If another contractor later attends, they can locate B1 or K1 without interpreting an unlabelled close-up from a different room.

HOMES, A LOCAL PARADE AND TURKEY BROOK

One symptom can cross an occupier boundary

Enfield’s town-centre review describes the Bullsmoor Lane parade as purpose-built, with residential properties above, close to the Great Cambridge Road junction. Official heritage material for nearby Turkey Street also records older houses whose rear gardens adjoin Turkey Brook. These are distinct local conditions, but both make location important when water or services are involved.

State the floor, room, adjoining use and who controls the element. A resident can authorise work inside a cupboard yet may not control a shared stack, shop ceiling or exterior drainage route. Bob’s can take on suitable minor tasks once that line is understood.

USE A FOUR-COLUMN HANDOVER

Keep observation separate from responsibility

01

Identifier

Give every fixture a room code and number that appears on its photograph.

02

Observed condition

Describe movement, damage or missing parts without guessing at the cause.

03

Decision owner

Name the tenant, landlord, manager or trade responsible for approval.

04

Closing record

Attach the final state, spare-part location and any remaining restriction.

ESTIMATE AFTER DIAGNOSIS

Price the confirmed task, not an assumed leak path

Choose a task category, quantity and expected time. The estimate follows Bob’s published weekday labour rates. Parts, materials, parking, drying, commercial coordination and concealed water damage are outside the automatic result.

  • Uses Bob’s published labour rates
  • Materials and parking are not guessed
  • No details are sent or stored
Additional requirements
Estimated labour cost £83

Weekday estimate for 1 hour, based on £47 for the first half hour and £36 for the next half hour.

Final price depends on the actual scope, materials and access. Minimum charges and terms apply. Congestion, parking and materials are excluded unless confirmed.

REQUEST A QUOTATION

CLOSE THE INFORMATION LOOP

Keys and spares need owners as well as labels

A good handover ends with a person accepting each useful item. Give access-panel keys, furniture tools, touch-up pieces and product instructions to the named tenant or manager rather than leaving them on a worktop. Record what was discarded with approval and what belongs to the building. This reduces future damage caused by forced panels, missing drivers or a replacement ordered without its original specification.

A

Keys have destinations

Panel and cupboard keys are tagged and signed over to the responsible person.

B

Spares name the product

Shelf pins, caps and adjustment tools stay with their model or room identifier.

C

Outstanding items name an approver

A task awaiting consent is assigned instead of appearing accidentally unfinished.

BULLSMOOR HANDOVER QUESTIONS

Inventories, approvals and labelled spares

How should fixtures be named in a move-in report?

Use a short room code and number, such as K1 for a kitchen plinth. Put the same identifier on wide, close and completion photographs.

Who approves repair of a landlord-owned blind?

The tenancy or manager should identify responsibility. Record its condition and product details, but do not assume the occupier can authorise replacement or new holes.

Can a loose panel be permanently fixed at handover?

Not if it provides service access. Record the release method and select a secure but deliberately removable solution approved by the owner.

Should an item waiting for landlord approval be included in the estimate?

Keep it in the inventory but exclude it from ready labour until authority is confirmed. The calculator can model approved tasks; product purchase and later decisions remain separate.

Where should furniture adjustment tools be kept?

Label them with the product and hand them to a named person, ideally beside the instruction file. Loose anonymous tools are easily discarded.

What belongs in the closing photograph?

Show the complete fixture in its room, the clean surrounding area and any access that must remain clear. Add its identifier and date to the handover note.

TURN THE INVENTORY INTO A WORK LIST

Send identifiers, photographs and the approval owner

Mark each Bullsmoor item with a room code, observed condition and decision required. Add the person who can approve it and the destination for keys or spares. Bob’s can then price suitable minor work without mixing tenant choices, landlord fabric and shared-building responsibilities.
